What makes you different from a regular real estate agent?

I speak investor language — cap rates, NOI, cash-on-cash return, 1% rule. I pre-screen properties based on numbers before showing them to you. Most agents don't do rental comps or understand value-add strategies. I do.

Do you have access to off-market deals?

Yes. I work directly with off-market sellers, estate situations, and distressed properties. These opportunities typically have less competition and better negotiation leverage.

Can you help me find financing for investment properties?

I connect investors with lenders who specialize in investment property financing — conventional investment loans, DSCR loans, portfolio loans, and hard money for fix-and-flip. I don't lend myself, but I know who does.

What areas in Greater Boston are best for rental properties?

Somerville, Medford, Malden, and Everett offer better price-to-rent ratios than Cambridge or Brookline. Arlington and Watertown are middle ground. I help you compare cash flow potential across neighborhoods.

Do you work with out-of-state investors?

Yes. I can handle property showings, coordinate inspections, connect you with property managers, and facilitate remote closings. Many of my investor clients are not local.

What's your commission structure?

Standard buyer-agent commission, typically paid by the seller. For portfolio buyers or repeat clients, we can discuss volume-based arrangements. No upfront fees.
